Responsibilities

Performs a wide range of preventive /repair/facilities maintenance tasks on the building, equipment and grounds to retain assigned facility in an acceptable state. Skilled trade work includes: 1) carpentry, painting, electrical, plumbing, and heating and air conditioning, as well as lock-smith duties. Additional duties include: 1) maintaining/repairing kitchen equipment, 2) assembling items such as furniture, etc., 3) assisting with quarterly technical testing of equipment and inspection of facilities, identifying the need for submission of work order requests, 4) follow-up on completion of work that is beyond individual capacity, and 5) assuring that the grounds and outside areas surrounding the buildings are maintained in excellent condition.

Incumbents are also accountable for performing work assignments in a safe manner and assisting co-workers in the execution of tasks as necessary or required.

Performs preventive maintenance and repairs on all mechanical/electrical equipment to include but not limited to boilers, emergency generators, HVAC and related equipment in a quality and timely manner.

• Performs periodic tests per codes and requirements.

• Ensures that all essential equipment is in good working order; diagnosis equipment for repairs to keep downtime at a minimum.

• Performs routine repairs and preventive maintenance for the purpose of ensuring the ongoing functioning of required equipment.

• Maintains tools and/or equipment for the purpose of ensuring the availability of equipment in safe operating condition; keeps equipment rooms clean and in good order.

• Coordinates with administration and other trades for the purpose of completing projects/work orders.

Performs a variety of building maintenance tasks to include the skilled trades as required. (e.g. carpentry, painting, plumbing).

• Assists in maintaining the outside areas and grounds, as necessary.

• Assembles/installs furniture and may perform lock-smith tasks.

Completes and maintains accurate records and logs.

• Completes paperwork for assigned equipment and logs information as necessary.

• Documents repairs and orders made for parts and materials.

• Files all necessary paperwork.

Tests and evaluates equipment prior to putting into service.

• Logs results and tags devises.

• Delivers or installs equipment once evaluated as being in working order.

Orders and receives parts and materials to make necessary repairs on related equipment.

• Ensures the correct stock levels/parts and materials are ordered.

Performs related duties as required.

Qualifications

Education/Work Experience Requirements

Requires three years of recent, progressively responsible maintenance-related work experience that demonstrates attainment of the requisite job knowledge skills/abilities.

Job Knowledge/Abilities:

• Knowledge of the standards, regulatory requirements and equipment/supplies applicable to the repair, service, operation and troubleshooting of boilers, compressors, diesel generators, pumps, motors, welders, test equipment, paint tools, pressure washers and related equipment in an institutional environment.

• Knowledge of the function, operation and maintenance of HVAC and general mechanical and electrical systems sufficient to perform the duties of the position.

• Knowledge of the methods, standards and tools for testing systems and equipment.

• Knowledge of the standards and methods of plumbing, electrical, mechanical, carpentry, and an understanding of pneumatics.

• Ability to understand, apply and communicate moderately complex verbal and written instructions.

• Ability to identify staff training needs, and provide effective on-the-job training.

• Ability to understand safety and regulatory requirements and to ensure effective compliance.

• Ability to communicate effectively verbally and in writing.

• Ability to read blueprints and related specifications.

• Ability to do various types of mechanical installations following instructions or specification requirements.

• Ability to consistently and correctly operate and utilize all standard operating equipment relative to the maintenance field.

• Ability to evaluate equipment malfunctions and to make necessary repairs as required.

• Ability to read, understand and communicate in English sufficient to perform the duties of the position.

• Ability to use office equipment and automated systems/applications/software at an acceptable level.

• Ability to establish and maintain effective working relationships as required by the duties of the position.

Licensure/Certification

Current electrical, plumbing, or boiler licensure is preferred.

If assigned to Property Maintenance; requires current driver’s license valid in the state of Washington.

Pay Range

$30.49 - $44.20 /hour
