JOB REQUIREMENTS: Reporting directly to the Director of Facilities
Operations, the Maintenance Manager and Technician - Plumbing/Piping
Systems is responsible for varied aspects of building maintenance but
primary emphasis is on maintenance and repair of plumbing and piping
systems. This position is designed for a technician who can work both as
a team member and independently without direct supervision in order to
improve the overall maintenance and repair of various plumbing and
piping systems in multiple buildings. Strong customer service skills are
essential. Successful candidates will have a good work ethic, possess
good attitude and initiative and the desire to continually improve
process and performance in the Facilities Operations department.
Responsibilities: Primary technician in charge of all aspects of
effective and efficient operation of campus plumbing and piping systems
components including tanks, faucets, aerators, sediment traps, main
water lines to buildings, hydrants, etc. Determine when maintenance and
repairs can be made in-house and when the services from plumbing
contractors are needed for daily, weekly, monthly and annual
preventative maintenance and non-scheduled repairs of toilets, tanks,
sinks, showerheads, drains, traps. Maintain log of preventative and
responsive maintenance of all campus plumbing equipment. Oversight of
plumbing contractors when necessary Responsible for monitoring water
usage on campus and making recommendations for increased efficiency
Responsible for short range and long-range planning of replacement of
plumbing and/or piping systems for budgetary purposes Timely entry and
detailed completion of work orders using a computerized work order
system. Act as the department liaison in regards to water conservation
and sustainability Perform duties of preventative and responsive
maintenance on equipment and building systems. This could include one or
more of the following areas depending upon talent and expertise:
Inspecting appliances and responding to calls on maintenance of
appliance. Painting/drywall projects HVAC repairs Major or minor
electrical work Carpentry Locksmith and key work Structural repairs
Roofing repairs Small motor repair Lighting, ballast and occupancy
sensor installation and repair Elevator and fire control panel
maintenance Depending upon areas of expertise, provide training and
oversight to other maintenance technicians or student workers at the
request of the Maintenance Manager or the Director. Training and
oversight of student workers, particularly during the summer. Mentoring
other technicians as directed by the Maintenance Manager in the areas of
expertise. Inspecting the work of student workers, other technicians
and/or contracted labor when assigned and directing corrective measures
to ensure satisfactory performance. Reporting all hazards, defects,
deterioration and wear and tear of the facilities to Director of
Facilities and the Director of Environmental and Occupational Health and
Safety when necessary. Ensuring that the rules and regulations of the
College, policies and procedures of the Facilities Operations
Department, and all safety regulations, are known and observed by staff.
Other Assignments: Performing other routine work of the Facilities
Department as assigned by the Maintenance Manager or the Director. Back
up to other maintenance staff and on-call as needed. \*\*\*\*\* OTHER
EXPERIENCE AND QUALIFICATIONS: Minimum of five years of plumbing or
related building maintenance experience is preferred. Required Knowledge
and Skills: Working knowledge of building plumbing systems. Computer
literacy including some proficiency with Microsoft Excel and Word;
ability to learn other software quickly. Ability to effectively
communicate verbally and in writing and to take instructions from
either. Ability to express ideas effectively. Ability to work
effectively with other members of the department, and meet the public
well. Walking, bending, lifting may be required. Attend meetings,
seminars and workshops as required. Ability to be on call for urgent or
emergency situations on a rotating basis. Ability to speak in Spanish
