Job Description

Must have the following to apply:

Minimum of 3 years of progressively responsible experience in residential facility's maintenance.
Attention to detail to perform facility inspections.
Mechanical aptitude and manual dexterity. Ability to perform tasks with tools in a safe and effective manner.
Ability to work with minimal supervision.
Knowledge of plumbing, electrical and air conditioning is highly preferred. Knowledge of other building trades helpful.
Computer proficiency specifically with Microsoft Word and Excel. Must be able and willing to use Maintenance Care software program to maintain facilities records and communicate status of maintenance requests to staff.
Must be fluent in English, able to communicate verbally and hear.
Florida Driver's license and acceptable Motor Vehicle Report required.
The ability to document information in written form using computer software is required.
General working knowledge of hand and electrical tools and equipment used while maintaining facilities and kitchen operations.
Ability stand, walk, use hands, and reach with hands and arms.
Ability to climb and/or balance, stoop, kneel, crouch or crawl.
Ability to frequently lift or move up to 75 pounds, occasionally lifting requirements may be up to 100 pounds, at which time the employee is expected to seek assistance.
Vision requirements Include: close vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Ability to talk and hear.

Preferred Qualifications:

Formal training and certification in mechanical, electrical, plumbing and/or air conditioning repair preferred.

Job Description:

The Facilities Maintenance Worker performs, or schedules a vendor to perform all maintenance, repair, and janitorial activities for the residential and non-residential program locations in Hillsborough County. Includes repairs, preventative maintenance, and new installations/construction performed according to agency policies and procedures to ensure a comfortable experience for staff and residents.

Job Duties:

Responds to service requests within 24 hours, completing those deemed to be life-safety or emergencies as soon as possible.
Regularly walks the agency's properties to identify items in need of repair/preventative maintenance and necessary improvements.
Periodically coordinates with a vendor, or performs as needed, the required actions necessary for the agency's 12 apartment units to be ready for new residents.
Perform minor repairs such as repairing broken locks, making keys, filling gaps on walls, painting, repairing outdoor structures such as fencing etc.
Cleaning/disinfecting of apartments and resident rooms at shelter.
Day-to-day repairs called in by staff or residents.
Daily, diagnoses/performs or schedules vendor to perform maintenance/repairs to the following:
- Electrical and plumbing
- A/C and heating systems.
- Security camera and swipe card/entry systems.
- Appliances (both gas and electric).
- Stairs, gates, fences, patios, railings, roofing, gutters, fasteners.
- Tile, carpet, flooring, walls, ceiling fans, interior/exterior lights
- Doors, cabinets, windows, sliding glass doors, closets
- Water heaters (both gas and electric)
- Door deadbolts, hardware, and locks.
- Ceiling leaks, drywall repairs, painting, lawn care, cleaning common areas, pressure washing.
Maintains a clean and orderly work area and maintenance shop.
Maintain facilities and grounds, both on an as-needed basis when staff and participants identify issues and with regularly scheduled maintenance tasks.
Inspect and provide direction and follow-up with contracted providers to ensure constant monitoring of critical issues.
In the event of weather-related emergency or similar disaster affecting shelter, this position is required, as part of this position's duties, to deploy to shelter for the duration of the event to ensure continuity of operations and safety of residents.
Must maintain regular and punctual attendance.
Must be available to work overtime and serve on-call.
Other related duties as assigned by management.
Ensure all goods and services are of the highest quality at the minimum cost. Accountable for costs incurred by maintenance and facilities management operations.
Ensure facilities are safe and comfortable for program participants, volunteers, and staff.
Maintain record of all fire, health and safety standards, OSHA requirements, required elevator maintenance and ensure accuracy of vehicle logs and vehicle maintenance records.
A degree of responsibility for providing clean facilities in good repair. Perform regular environmental inspections.
Maintain business related communication internally with participants and staff members while providing services and externally with volunteers, vendors, contractors, and service providers.
The employee is frequently exposed to moving mechanical parts and outside weather conditions.
The employee is occasionally exposed to high, precarious places; risk of electrical shock; and vibration.
The employee will be exposed to noise levels in the work environment, which is usually moderate.
