Salary up to $74,000 annually.
POSITION SUMMARY: Responsible for coordinating and supervising the work of employees in the Skilled Trades and Custodial division (possible future state). This includes upkeep of buildings, mechanical systems, elevators, grounds, and equipment in Venues Parks and Arts. Includes new construction of buildings, facilities, and playground equipment.
SUPERVISION EXERCISED: Supervises team of semi-skilled and skilled trades employees who are responsible for maintenance work that includes: electrical, plumbing, mechanical, welding, HVAC, carpentry, and other construction related projects. Supervises the custodial employees who are responsible for the cleaning and care of VPA Facilities and Grounds. Also supervises Rink and Pool Engineer.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Supervises skilled trades employees doing tasks such as carpentry, painting, cement work, masonry, HVAC, plumbing and other general upkeep which involves finishing, structures, floor covering, equipment, construction, plumbing, electrical, air conditioning, playground upkeep, playground installation and other related duties.
- Oversees all the maintenance work that is involved at Coveleski Stadium: bathroom fixtures, irrigation inside and outside of the stadium and other maintenance problems that arise.
- Organizes crews and oversees the operations of the Rebuilding Together program.
- Works with the Project Manager on the ordering and purchasing of amenities related to new projects.
- Keeps daily records of work completed by employees, tracks and analyzes job expenses by employee, location, and assignment. Keeps current financial records of line items and accounts.
- Creates long term capital lists for all maintenance issues, and the capital list for Coveleski stadium needs.
- Oversees the department’s preventative maintenance program and schedule.
- Oversee the pools, splash pads, ice rink, and fountains. Communicates and follows up with the public on requests, feedback, and concerns.
- Issues necessary work orders and lists them in order of priority. Communicates these priorities to peers and staff.
- Assigns daily work schedules for all Skilled Trades employees.
- Assigns daily work schedules for Custodial employees. (Possible future state)
- Makes regular inspections of assigned buildings, facilities, and parks to determine current conditions.
- Plans, performs, and schedules necessary maintenance and repair tasks.
- Diagnoses existing problems and initiates needed action.
- Works with Trades & Custodial crew to complete projects. And ensures projects are completed correctly.
- Works with numerous contractors to solicit quotes or bids to determine lowest cost.
- Assists in the preparation of construction bid specifications.
- Prepares plans and carries out and performs remodeling projects.
- Estimates necessary costs of materials and labor for alterations, remodeling, and installation projects.
- Issues and orders equipment, tools, and materials.
- Maintains inventories of equipment and related materials.
- Instructs, trains, and assigns support staff and inspects work done by employees and contractors alike.
- Maintains all aspects of payroll for direct reports.
- Ensures observance of safety regulations and standards.
- Ensures regulatory permitting, utility locates, and Board oversight is handled properly.
- Participates in an on-call rotation with other superintendents and foremen.
- Takes over duties of other supervisors when they are out and directs their crews.
- • Generates and issues operational reports.
- Supervises and directs the operations of the Pool & Rink Engineer.
NON-ESSENTIAL/MARGINAL FUNCTIONS: Assumes additional responsibilities as requested.
EDUCATION / QUALIFICATIONS:
- Graduation from high school or GED equivalent.
- Minimum of (5) years’ experience in construction and/or Facility Management.
- Minimum of (5) years’ experience in high level supervision.
- Two years’ experience in Parks and Recreation management or demonstrated equivalence.
KNOWLEDGE AND ABILITY:
- Demonstration of a positive business manner. Employee can help define, execute, and report on goals associated with departmental missions, goals, and strategies.
- Employee is a self-driven and active leader within the Facilities & Grounds Division and VPA.
- Critical and strategic thinking with high customer service levels expected.
- Strong knowledge of Mechanical Systems such as HVAC, pumps, and motors.
- Strong knowledge of Carpentry, Masonry, Painting, and Electrical techniques and standards.
- Knowledge of MS Office Excel, Word, Power Point required.
- Ability to read and follow blueprints required.
- Experience with ArcGIS, facility management software, and CAD based programs a plus.
- Must be able to be self-driven, creative, and can set goals and meet them.
CERTIFICATES, LICENCE, REGISTRATION:
- Valid driver’s License required
- Playground inspection license or ability to obtain one within one year
- Forklift license or ability to obtain one within one year
EQUIPMENT: Desktop and laptop computer, landline and cellular telephone, calculator, radio, multi-functional office center, automobile, hand tools, and power tools.
PHYSICAL DEMANDS: While performing the duties of this job, the employee is regularly required to reach with hands and arms. The employee is frequently required to stand; walk; and use hands to finger, handle, feel or operate objects, tools, or controls. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds, specific vision abilities required by this job include close vision, depth perception, and the ability to adjust focus.
