Job Description Summary:
This position is responsible for onboarding, marketing, and selling of Real estate assets obtained through either foreclosure sales or deed in lieu. Candidate must be able to strategically apply resolution logic to meet required compliance, quality, costs, and timeframe needs.
Job Description:
As part of Real-estate Owned asset management, specialists are responsible for but not limited to:
Review assets prior to foreclosure sale and decision to auction or sale traditionally
Intake of assets into the system of record upon sale through Foreclosure or Deed in Lieu
Knowledge of traditional Real-estate and auction sales process
In depth knowledge of and ability to review and monitor occupancy and personal property evictions in multiple States
In depth knowledge of and ability to coordinate with foreclosure attorneys and title companies for timely resolution of title curative issues
Facilitate recurring vendor performance calls and maintain vendor scorecards
Understand investor requirements (HUD, SONYMA, USDA) and ensure compliance with policies and procedures
Review Real Estate valuations for accuracy, request reconciliation as required
Review marketing packages for accuracy and completeness
Review listed properties at regular intervals to determine marketing effectiveness and adjust if applicable
Review and accept/deny invoices in Invoice Management
Review Deeds, HUD-1/Settlement Statements, and any State required documents for accuracy and prepare for execution as appropriate
Coordinate the processing of sales proceeds with default accounting
Manage Real-estate Owned Mailbox, Investor related tasks
Ability to review offers made on assets and decision to approve/counter/deny offer
Adhere to Regulatory, State, Local, Bank requirements and oversight
Advanced Microsoft Excel (Advanced formulas, custom views, sort data, graphing variables, pivot tables)
Ability to create and monitor Monthly reporting for trending and visibility
Action and results oriented
With little to no instruction, administers multipart procedures, analysis, tasks and reporting for filing, recording, processing, servicing, and/or organization of documentation associated with a product or process
Reviews and ensures proper documentation or procedures are used for complex activities
Identifies and resolves intricate issues that do not have established guidelines. May provide service in relation to complex billing inquiries, service requests, complaints
Uses independence of thought to solve complex problems and should be seen as an expert by others
Recommends and implements programs to solve complex issues, contributes to work flow or process change and redesign, and forms a strong understanding of the specific product or process
Accountable for reporting and analysis requests
Is fully proficient in duties and works under limited to no supervision
Leverages business acumen to advise and consult with leaders within area of expertise; developing ability to draw insight from risk intelligence and make valuable recommendations
Problem Solving
Excellent communication and documentation skills (verbal and written)
Oversees intricate projects
Required Education:
Bachelor's Degree or Work Experience Equivalent
COMPENSATION AND BENEFITS
This position is eligible to earn a base hourly rate in the range of $26 to $28 per hour depending on location and job-related factors such as level of experience.
