POSITION SUMMARY:
The Construction Project Manager, Senior is responsible for leading the Planning, Design and
Management of all assigned Construction Projects. Works independently throughout all phases of a
project. Responsible for monitoring the schedule and budget requirements of each project. Oversees
architectural and engineering design. Works with hospital department users to facilitate all aspects of
design and equipment specification. Coordinates design schedules, develops bid packages and secures
bids from General contractors. Working with the Manager develops bid tabulations by scoping and
qualifying bids. Works closely with Hospital's Facilities to secure facility related shutdowns, sometimes
working off hours. Reviews and acts on project correspondence, provides recommendations on project
matters to manager and Senior Management. Procures bids and manages the installation of furniture and
other equipment related to construction projects and other duties as assigned. Must be able to manage
project budgets in excess of $25 million.
PRIMARY ACCOUNTABILITIES:
Engagement:
Develops project budgets, tracks all costs on project spreadsheet, and completes projects within
budget
Develops project schedules and timelines, tracks project during all phases, and completes
projects on schedule
Schedules and coordinates the required interface between architect, engineers, general
contractor and various other consultants. Involves hospital team members during project
planning, design, drawing development and review stages
Assembles data required by outside vendors, architects and engineers to begin project design
Assures project closeout requirements (certificate of substantial completion, as-built drawings,
operations and maintenance manuals, and warranty certificates) are secured prior to final
payment to contractor
Assists in preparation and review of hospital's capital improvement plan
Reviews and administers contracts/agreements, change orders, amendments, and additional
services
Coordinates design schedules, develops bid packages and secures bids from general contractors
Quality/No Harm:
Leads the planning, design and management of all assigned projects
Assures training is provided, as needed, to facilities staff prior to final payment to contractor
Collects, prepares and report project cost information and schedules
Investigates existing conditions and confirms Record Drawings are complete and accurate
Communicates with team members to minimize disruption to hospital operations
Reviews and approves request for payment from the various consultants and contractors
Customer Experience:
Develops Infection Control Risk Assessment in conjunction with hospital's Infection Control team
members
Develops interim life safety measures in conjunction with hospital's safety officer
Works with hospital's Facilities to secure facility related shutdowns, sometimes working off hours
