JOB TITLE: Licensed HVAC/R Technician
DEPARTMENT/BUILDING: Facilities/Maintenance
REPORTS TO: Facilities Management
GENERAL SUMMARY:
Install, maintain, and repair all types of HVAC/R systems and equipment. Identify and diagnose necessary services. Communicate maintenance or repair recommendations with customers to ensure a high level of customer service satisfaction. Keep records and logs of all work performed.

- Extensive experience in multiple HVAC/R systems.
- Extensive experience in building automation systems.
- Mathematics, physics, and algebra. Whether it's taking measurements or calculating power and voltages..

- Ability to read technical manuals, blueprints, and schematics.
- Strong analytical, troubleshooting, and problem-solving skills.
Physical Demands – While performing the duties of this job, the employee is regularly required to stand; walk; sit; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear; and taste or smell. The employee is occasionally required to use hands to handle, or feel objects, tools, or controls. The employee will frequently be required to sit, stand and/or walk, and may be required to lift up to 50 lbs. DUTIES AND RESPONSIBILITIES:
- Completes corrective and preventive work orders as assigned.
- Operates & maintains HVAC equipment, including chillers, absorbers, generators, boilers, and associated equipment.
- Inspects HVAC systems and their components for the purpose of the evaluation condition, identifies necessary repairs and recommends preventative maintenance.
- Calibrates temperature control related sensors, receivers, and transmitters
- Monitors, troubleshoots and maintains control systems, including pneumatic, DDS / hybrid systems.
- Effectively monitors and adjusts interior environments via a Building Automation System.
- Repairs and maintains other mechanical and physical plant systems, including motors, pumps, valves, steam operated equipment, compressors, etc.
- Maintains relevant logs and documentation.
- Monitors the performance of HVAC subcontractors; including conformance to code.
- Provide excellent customer service.
- Responds to emergency situations during and after hours.
- Perform or assist with other general maintenance needs and perform other duties as instructed by the supervisor.
EDUCATION AND/OR EXPERIENCE:
- Current state approved journeyman license.
- High school diploma or general education degree (GED) and ten years of related experience.
- EPA Issued Universal Refrigerant License
- 10 or more years experience in commercial HVAC/R
- Extensive experience with building automation systems.
SPECIAL REQUIREMENTS:
Valid driver license.
